Sales boom on coast

Real estate across the region is soaring with agents changing the way they operate to cater to the huge influx in sales enquiries.

At The Beach Real Estate Sales professional Sean Appleton said the market has been absolutely mad for quite some time now.

“I think it’s a combination of people from down south looking to relocate and more recently, people getting excited about the possibility of the sale of the Great Keppel Island (GKI) Resort leases to mining magnate Gina Rhinehart,” Mr Appleton said.

“Every day I have multiple buyers asking for an update on the GKI Resort sale, people see the sale as a positive step the region’s economic growth.

“We have also enjoyed the company of a lot of new visitors to the Capricorn Coast due to Covid and people not being able to travel overseas for holidays.

“We have been inundated with sales enquiries and finding it difficult to keep up to the demand.

“If people are thinking about selling their property there really is no better time than now.

“Property sale prices are certainly reflecting the activity in the property market, of the last five properties I have sold, the cheapest was $950,000.

“Homeowners may be surprised by what their property is worth to purchasers looking to enter the market in our region.”

Mr Appleton said with the market so active, most properties are selling via expressions of interest and offers over a set figure.

“It is extremely hard to put a selling price on properties at this point in time,” he said.

“With such a demand for properties on the Capricorn Coast, prices have elevated to reflect the market.

“People are prepared to spend a little bit more to secure their dream home in our dream location.”

With a population of around 37,000 and approximately 17,000 dwellings located in the Livingstone Shire region, website Price Finder indicates a 16.7% rise in sales in 2021 and the average residence selling for between $449,000 to $650,000.

Over the past three years the peak selling period is recorded as March so if you are ready to sell, there is no better time than the next few months.
